She is not Iranian, and there is no point pretending otherwise. What is true is that Dari and Farsi are two varieties of one language. An Iranian and an Afghan can sit down and talk without effort. A few everyday words differ and the accent is different, roughly the way Australian and Irish English differ, and none of it gets in the way of explaining what an offset account does or why a lender wants three months of statements.

Why it matters

Nobody should be buying a home through a translator

Plenty of people handle everyday English perfectly well and still find a loan contract hard going. Offset, redraw, lenders mortgage insurance, comparison rate, cross-collateralisation — these are not everyday words in any language. Having a family member interpret works until the moment a question needs a real answer, and then it quietly stops working.

This is the largest financial decision most people make. It should be made in the language you think in.

We check which lenders suit your visa before you apply anywhere, because a knock-back leaves a mark on your credit file.

Do I need Foreign Investment Review Board approval?

It depends on your visa and what you are buying, not on where you were born. Permanent residents and citizens generally do not need FIRB approval. Temporary residents often do. We work out which applies to you and point you to the right process before you make an offer.
