Shaheera worked in lending at ANZ for more than two decades, much of it close to credit. That is not a line about seniority. It means she has read thousands of applications from the assessor's chair and knows the specific things that make one file sail through and another one stall: how income that is not a flat salary gets treated, which explanations a credit team accepts and which ones invite three more questions, what a lender's policy says versus how it is actually applied.
Most applications are not declined because the borrower could not afford the loan. They are declined because the file did not answer the question the assessor was going to ask. Knowing that question in advance is the whole job.
What that changes in practice
It changes which lender you are sent to. Shift penalties, overtime, commission, contract income, a business you own: every lender treats these differently, and the gap between the most generous and the least is often the difference between buying and waiting another year. Picking the right one is not something you can do by comparing advertised rates.
It also changes how your application is written. The same payslips, presented two different ways, produce two different answers. That is not a trick, it is just knowing what the assessor needs to see.
