Why nobody can honestly tell you they are the best
There is no ranking body for mortgage brokers. No regulator scores us, no independent panel awards a title, and the broker at the top of the search results is there because they paid for the position. So when a broker calls themselves Melbourne's best, they are describing an opinion they hold about themselves.
ASIC takes the same view. Its guidance on advertising credit services, rewritten in June 2026, is that a claim has to be substantiable, and that a disclaimer at the bottom cannot fix a headline that has already given the wrong impression. We would rather show you the evidence and let you decide.

What actually separates one broker from another
Almost every established broker in Melbourne works with 30 to 60 lenders. Past a certain point the number stops meaning anything, because nobody places loans with all sixty. What actually decides whether your application is approved is who reads your file at the other end and whether the broker knew what that person was going to ask.

Most declines are not about affordability. They happen because the file did not answer the question the assessor was always going to ask, and answering that question before it is asked is most of the job.
This matters most if your income is not a flat salary. Overtime, shift penalties, commission, contract work, a business you own, casual hours: every lender treats these differently, and the gap between the most generous and the least is often the difference between buying this year and waiting another one.
How to check any broker in about a minute
This works on us and on everyone else.
- Ask for their credit licence or credit representative number, then look it up on ASIC Connect. Anyone who has to go hunting for their own number is a bad sign on its own.
- Read the reviews for what they describe, not how many stars they have. A review that names a specific problem the broker solved is worth ten that say "great service".
- Ask how they get paid. Brokers are paid a commission by the lender when a loan settles, which is why there is no cost to you. Any broker worth using will explain it plainly.
- Ask whether they have placed a file like yours before, and what happened.
- Notice whether they will tell you something you did not want to hear. A broker who says "wait six months, and here is why" is worth more than one who says yes to everything.
